Budget 2027 brings an important announcement for homeowners considering a 45 m² garden home. Announced on 6 October 2026, the measures include a higher Rent-a-Room Relief limit and an extension to qualifying auxiliary dwellings.
What did Budget 2027 announce?
The Department of Finance says the annual Rent-a-Room Relief ceiling will increase from €14,000 to €16,000 from 1 January 2027. It also announced an extension of the income tax relief to certain designated auxiliary dwellings installed after 27 July 2026.
These are Budget announcements. Revenue explains that legislation will be amended where necessary through the Finance Bill. The higher €16,000 ceiling should therefore not be described as already applying to all rental income received in 2026.
Can a 45 m² garden home qualify?
The announced extension is particularly relevant to homeowners exploring detached accommodation in their garden. The Government’s planning framework includes auxiliary habitable dwellings between 32 m² and 45 m², linked to the services of the principal house.
A suitable 45 m² home may fall within that category, but floor area alone does not establish eligibility. The installation, property, use and letting arrangement must meet the relevant conditions. A separate investment property does not become eligible simply because it measures 45 m².
What could €16,000 a year mean?
For illustration, rent of €1,300 a month totals €15,600 over a full year. That is below the announced €16,000 annual ceiling before counting any other relevant receipts.
This example is a calculation, not a rental valuation or a guaranteed return. The rent achievable depends on location, accommodation, demand and the letting arrangement. Building costs, maintenance, insurance, services and periods without a tenant also need to be considered.
What conditions should homeowners check?
Revenue’s existing guidance treats the threshold as a gross-income limit, rather than profit after expenses. Relevant payments for additional services can count towards it. Under the existing scheme, exceeding the annual limit makes the entire qualifying income taxable, rather than just the excess.
The current guidance also excludes holiday-style short stays and income from letting to your child or your civil partner’s child. Exempt rental income must still be declared. The new legislation and updated Revenue guidance should be checked for the precise conditions applying to auxiliary dwellings.
Planning, construction and tax are separate checks
A tax announcement does not establish that a particular garden is suitable for a dwelling. Access, available space, services, drainage and the applicable planning conditions need to be assessed. Building Regulations and any required Building Control procedures also need to be addressed.
